Location
What are we looking for? 



Pristine white sand beaches with Majestic Palms and plenty of housing for sale within steps of the water!

What we found was better than we hoped!

Beaches for surfing. Beaches for snorkeling. Beaches for walking alone. Beaches with restaurants..... all within 10 minutes of one another and each one a jewel!

Accessibility
We specifically focused on regions that are easy to reach from Central and Eastern North America! Let's face it, Hawaii is great, but it takes about 14hrs to get there from the East Coast!! (not to mention that everything is $$$)
This location is accessible in as little as 4.5 hours from Toronto, and from the Midwest it can be reached in 7-9 hours depending on your connections. That is HALF the time!! 

Climate
Let's face it. The obvious choice for East Coasters is Florida! But in the dead of winter, when I most want to escape the snow, Florida temps range from 53º-72º.... not exactly bathing suit weather!

In contrast, this location ranges from 71º-81º degrees in the winter, and the summer the temps range from 77º-87º!
It is never too hot.... and never too cold.

Perfect all year round!
Financing

One of the biggest barriers to owning international real estate is financing! Banks do not typically make loans for foreign investment, which means that most international purchases are made in cash or creative financing through partnerships or private lending (both of which we can help you with)... but there is another option!

We have located the only country in the Caribbean whose local banking system is able to make loans to foreign investors! Which means that you can make a purchase with as little as 30% down, and the entrypoint for beachfront property is an unheard of 100k!

For as little as 30k, you can make an investment in beachfront property that will give you a place to unwind and relax in the sun all year round. But what if your property could actually provide you with passive income as well?

Health Care
Health Care is well developed and inexpensive. Virtually all your medical, dental and vision needs can be met locally for a fraction of the cost.

Passive Income


We wanted to find a community with an active vacation market so that AirBnB and VRBO rentals could provide strong and stable income for property owners.

The occupancy rates in this location range from 35%-65% and the market rental rates allow you to cover your costs at even the lowest level of occupancy. 

That means that if you purchase a 250k property, and it is rented out just 35% of the year, you should be able to cover all of your costs INCLUDING YOUR MORTGAGE.

This means that you can enjoy your vacation property for 65% of the year.... for free!

Or you can increase the rental availability and earn a return on your investment ranging from 5-12%.

Investment

In addition to a strong rental market, we have seen consistent stable growth in property value over the last decade.... and there is potential market boom on the way! 


Stability
The economy in this region is fueled by tourism, but unlike some places that depend on specific markets, this industry is incredibly diverse! There is a strong local tourism market, as well as a high number of visitors from Europe and Canada and both American and Asian markets are beginning to open up!

Opportunity
A new international airport just 20 minutes from our location has recently been built! It brings in direct flights from both Canada and Europe, and it is just a matter of time before the American market opens up!

A new highway system has just been completed in order to support a brand new expansion of the resort industry several hours away. (9,000 hotel rooms)
Raw land is readily available. Mile after mile of untouched coastline is for sale, and labor is inexpensive. Large scale development is within reach!

The Boom
Over the last decade certain real estate markets throughout the world have seen 2x, 3x and even 4x returns! Some homes have doubled, tripled and even quadrupled in value! I was lucky enough to see several of the properties in my portfolio triple in value over that time! Those type of returns are no longer available to me locally, and so I have been searching for a place that MIGHT have that type of return in its future.
